Thank You

For the brokers at Madison & Co. Properties Ltd. Christmas Day came a bit early this year. Under the festive holiday lights and surrounded by excellent food and spirits, all the brokers marveled at “the haul”. The toys donated provide gifts for children from infants to those in their teens. The collection of toys displayed added to the holiday cheer and for many of us, knowing the toys would be distributed to children in need, it was Christmas Day.

Joseph Sobin's Toys for Tots

Earlier this morning, two brokers from the office made the trek out to an industrial park in Aurora where the US Marine Corps Reserve operating Toys-For-Tots is located. With a winter chill in the air the two brokers emptied a car full of toys onto a loading dock.

It is doubtful anyone who donated toy(s) will interact with one of the many recipients. Yet, we all understand the call for and the importance of the cause: to bring a smile and joy to a child who otherwise would be without a gift on Christmas morning.

Again thank you to all who donated! Your generosity is so appreciated. Just know there will be many children in the Denver metro area who will experience a happy holiday season and will believe there is a Santa Claus.

In closing, Happy Holidays and again, THANK YOU!

Denver home prices outperforming nation

December 13, 2010 Leave a comment

Home prices in Denver have outperformed the rest of the nation in recent years, according to a new report on prices nationwide from real estate data provider Clear Capital.  “While current quarterly and yearly price changes indicate Denver is performing similarly to the nation, overall trending from the home pricing run-up to today shows that Denver is clearly outperforming national prices,” says Truckee, Calif.-based Clear Capital in its latest monthly Home Data Index Market Report, issued Thursday.  Read article: http://bizjournals.com/denver/news/2010/12/09/clear-capital.html

Toys For Tots

December 7, 2010 Leave a comment

At Madison & Co. Properties Ltd. we are honored to be a drop-off location for Toys-For-Tots.

You may have come across collection bins or have heard of the program. For those who may not be familiar with Toys-For-Tots, the program is operated by The U.S. Marine Corps Reserve. Their objective “To help less fortunate children throughout the United States experience the joy of Christmas; to play an active role in the development of one of our nation’s most valuable resources – our children; to unite all members of local communities in a common cause for three months each year during the annual toy collection and distribution campaign; and to contribute to better communities in the future.”

Many of us have been fortunate to pull through this past recession. Yet many families with young children continue to be need. For many families, the choice is between food on the table or a toy at Christmas. Such a choice should NEVER have to be made.

During this most festive of seasons when out at the mall or shopping for friends and family, consider bringing joy and happiness to our most precious commodity, the underprivileged children of our community.

Your donation does not have to be grand. Any new unwrapped toy is appreciated. With the many sales this season, collectively we have the ability to insure many smiles on Christmas morning.

As mentioned our office at 1221 S. Clarkson Street #300 is a drop-location. However, feel free to contact one of our many brokers, we will come and pick up the toy(s). Even better, get your neighbors, friends and families involved. If each person donates a toy, we can insure Christmas Morning for so many will be a joyous event.

We request donations be made prior to or at our annual holiday party as we will be delivering all the toys collected to the US Marine Corps Reserve the following morning. If we are able to fill an SUV, my holiday wishes will have come true early.

Happy Holidays and to delay may mean to forget.

Introducing Our NEW WEBSITE!

November 24, 2010 Leave a comment

I love the smell of new cars.  There’s just something special about them.  Maybe its because no one has ever spilt a pumpkin pie latte in it.  There’s no hair ties, pens, french fries, or Abe Lincolns hiding between the seats.  No dents from the shopping carts with realtors faces on them.  It’s a great smell.

Well our website is brand new, but there’s no such thing as that “new website smell.”  We’re sure excited about it, though!  Our new Key Home Search is one of the most powerful home shopping and selling tools out there.  When you click the “Log In” button from the homepage, you will be able to create an account that will give you access to the buyer/seller toolkit, property search, and open house listings pages.  Believe us: this is REALLY cool!

Be sure to check it out!  In the meantime, have a look at our newest listing in Cherry Creek North:

Buying a Foreclosure Home is Not for the Timid

October 31, 2010 Leave a comment

As in any economic downturn, the wave of home foreclosures has attracted voracious opportunists — investors among them who are buying, fixing and then renting the places out.

In their wake are aspiring owner-occupants. How hard could it be, they ask, to pick up one of these houses on the cheap and make it livable?  Find out in this article in the NY Times: http://www.nytimes.com/2010/10/30/your-money/30money.html?emc=eta1

There are still a ton of great values to be found in Colorado – many times just as good as foreclosures.  Why go through the hassle when you don’t have to?

The feeling of loss

October 6, 2010 Leave a comment

I hate losing things.  That feeling that you get when you lose your keys, wallet/purse, or phone…it’s just terrible.  “How could I possibly have lost my credit card?”  You retrace your steps, but you can never find it.  You look in-between the seats of the car.  Nope.  You drive a half-hour back to the Castle Rock outlet mall parking lot.  Not there either.  You tear-apart your entire house.  Darn.  The more you search, the more you become entranced with the quest.  You dream about where you left it, but then you awake, and the dread returns.  Four months later while you are washing your jackets, you find it.  “How could I have put my Continental mileage car in my ski jacket in June?!”  Do objects have feet?  Do little elves hide your stuff in shoes, silverware drawers, glove boxes, and magazines?  I don’t know, but it sure feels good when you discover $20 in a the magazine you were about to toss!
